WHAT WE DO
FIRE STOPPING
Fire Stopping is the sealing of any openings to prevent fire (including smoke and heat) from passing through multiple building compartments. The spread of a fire is contained by creating fire resisting compartments.
Penetration seals are vital in upholding compartmentation to prevent the spread of fire within a building. Penetration systems are a primary requirement of the fire safety design in all buildings.
The service penetration systems we provide and install are cost-effective and prevent the spread of fire, smoke and toxic gases through any gaps in the walls of a structure.
These sealing systems include Intumescent mastics, Ablative Batts, fire barriers and fire compounds.
Reactive FM (Fire Management) can provide all these services and installations as part of the passive fire protection work we undertake for major clients across the UK.
FIRE BARRIER SYSTEMS
Fire Barrier Systems are used to inhibit the spread of flames, heat and smoke through concealed spaces such as roofs and ceiling voids. The products also provide thermal and acoustic insulation.
We install Fire Cavity Barriers to prevent the spread of fire through ceilings, roof spaces, and raised access floors in a building.
Buildings have to follow national standards of compartmentation, where a building’s structure is divided by Cavity Barriers. This keeps a fire in the area where it started for as long as possible to reduce the risk of fire, smoke and gas spreading. Because such a large number of buildings contain hidden cavities and voids within them; Cavity Barriers are of the highest importance.
At Reactive FM (Fire Management) we offer a wide range of barrier products that we expertly install on site with the highest standard of safety and quality. These barriers will maintain integrity over the lifespan of a building giving you peace of mind.
CAVITY BARRIERS
Cavity barriers are passive fire protection elements that prevent flames and smoke from spreading via the walls. They work by sealing off the gaps in a cavity during a fire.
This is because the materials used in cavity barriers are sensitive to high temperatures and will expand when exposed to a fire.
Cavity Barriers can be Non vented (Full Fill to close the entire cavity) or Vented (Cavity Barriers installed with a gap to allow air flow around the cavity which intumesce and fill the cavity in the event of a fire)
Reactive FM (Fire management) are fully third party accredited by FIRAS to install Cavity barriers and are currently working on several major projects across the UK.
INTUMESCENT PAINTING OF STRUCTURAL STEELWORK
Intumescent coatings protect and save the structural integrity of a building and it saves lives in the event of a fire.
In the event of a fire the high temperatures cause a chemical reaction in intumescent coatings to expand. Under this heat the paint turns into a foam-like coating called ‘char’. This insulates the steel, protecting it from these high temperatures that could affect the structural integrity of the building.
Intumescent coatings also reduce flammability of painted masonry and timber, successfully reducing the spread of fire.
AIR SEALING
The leak and unwanted escape of air within a building can heavily increase the spread of flames in the event of a fire and can also impact on energy efficiency. Other benefits of Air Sealing also include; Reduction in costs of internal cooling and heating, improves air quality inside the building and is environmentally friendly.
The installation of these air sealing systems also helps prevent the need for any further work concerning air-flow in the future which reduces costs and disruption in your workplace.
FIRE DOOR INSTALLATION & INSPECTION
Fire doors are specially designed doors which, when installed correctly, will offer either a 30, 60 or 120 minute fire rating. Allowing staff, guests, or residents enough time to evacuate the premises safely.
Fire doors work as part of a fire protection system within commercial or public services building. They are also required in housing developments where there are multiple residences such as apartment blocks where there is a legal requirement under Building Regulations.
Our surveys are inclusive of all internal fire doors. Each door is checked thoroughly to make sure it meets the requirements set by the Regulatory Reform (Fire Safety) Order 2005. A Comprehensive report will be provided to the client, highlighting any non-compliant doors so that their maintenance and remediation can be prioritised by the client. With this information available, the responsible person can come up with an effective maintenance plan to maintain compliance.
FIRE PROTECTIVE BOARDING & ENCASEMENT OF STEEL COLUMNS
These fire resistance systems come in many forms – Boarded Fire Protection systems all offer excellent protection; and we will advise and install the correct level of protection for your needs.
A building’s steelwork must have fire resistance under current regulations. At Reactive FM (Fire management) we can provide the correct fire resistance boarding.
